The Basics
Getting Started
The concept of House Hacking is very simple. Buy a primary residence. Rent out a portion of the property. The difficult part is just starting. Here are a few ways to get started.
Single Family
- Buy a 1 Unit property and rent out the extra rooms
- Use conventional or FHA financing for low down payment options
Multi Family
- Buy a 2-4 Unit property and live in 1 unit while renting out the others
- Use FHA financing for a minimum 3.5% down payment
ADU
- Buy a property that has an Accessory Dwelling Unit that you can rent out
- Use conventional or FHA financing for low down payment options
Our House Hacks
Our First House Hack is a 2 unit property in my hometown of Drexel Hill PA. We bought the property with the intent to live in the 2 bedroom unit located upstairs. We fixed it up as the year went on, learning new handyman/repair skills that we can put to use in future properties.
This was our Living Room area when we purchased the property.
And here is our current update! We are still working on some finishing touches but it has really come along great.
